Need serious and urgent advice on my problems of tenants at my place

hrm, well, at least there might be record that their presence was not tolerated

otherwise, i've heard of such cases before, nothing could be done on their side
 

They are working professionals?? Then find out where they're working and call their boss!!

hi guys, really feel troubled. just wanna cut long story short. i have a condo at melville park rented out to pinoys bout 1 year ago. the contract is for the whole unit and for 2 years. They always ask for many ridiculous requests, pay not on time and some times pay half the amount.the house is rented out to 4 persons, but the contract is signed by a main tenant. So ultimately, my house is not rented out individually to 4 different persons but by a single entity. The big problem comes also when they keep changing the tenants inside there without letting us now. And initially there were 4 in the contract, currently there are 9 now in the house whom i do not know!!

that was the last straw, the agent helped us settle and the tenants decided to breach the contract and leave the house prematurely. so the initial 4 for rented out my place had to forfeit 2 months deposit that i was holding. But currently none of the original 4 are inside my place, 9 complete strangers are in there for this final month of august. They refuse to pick up my calls nor reply my sms. I asked them for their emails, they don't wanna give. Is is lawful that they refuse to give me their particulars?

The big qn now is that these 9 of them who are not inside my contract are staying inside my house. I am afraid that they might damage the house, not clean up my house before they leave..take away my tv..etc..

How do i combat this?i am sure they are capable of doing weird stuff as they are rather hostile to our presense. What should i do in such a situation for me to be secured?

Do you know that when you rent your house, The tenants need to state who is staying there and how many people should be there as according to the original agreement made between the house owner and the tenants. Proper documentation must be made too. The tenants cannot just change by themselves with out any notice to the house owner or relevant authority, it's an offence. So this gives you rights to lodge a complain with the police.

You should ask them to leave ASAP. Get along some friends, when you go over to tell them. It's just for protection, incase they get violent.

Question 6 : Some landlords let out accommodation to corporations with a tenancy agreement. The corporation may subsequently assign someone to stay in the house or flat. The name of this person may or may not be mentioned in the tenancy agreement. If the person staying in the house or flat turns out to be an illegal immigrant, would the landlord be liable? What are the provisions in the Immigration Act regarding such situations?

Answer:
There are no specific provisions in the Immigration Act dealing with such situations.
If the tenancy agreement states that the immigration offender is the tenant, then the landlord would be liable to be prosecuted if he had not exercised due diligence to ascertain the status of the tenant. If the agreement states that the premises are leased to a corporation, then the landlord would not be liable for prosecution unless there is evidence to show that he had actual knowledge of the presence of the immigration offender. The corporation which permitted the immigration offender to stay in the premises is also liable for the offence.

Especially the part in bold. Have you exercise due diligence?

When they pay rent and refuse to give their particulars 100% sure some of them are illegal immigrants. It is the duty of the owner and a citizen to report them to police. If your neighbours make a report you will be a sgt on your backside.

Your lawyer should be giving you advises and not us.

This is a straigth-cut case no need lawyer to give advises.
 

contact a lawyer for advice, after seeking suggestions on what to do legally, notify the police... when you go there to settle things, ask some police escort if you are really troubled or scared that they might react in a not so nice way... it's your house man! i am also a "pinoy" but am not that kind, the borders you've rented your place to are those kind of "pinoys" who are bringing shame to the filipino community here in singapore! i despise them, shameless kind! as for your 4 former borders whom you cannot contact anymore, since you got the IC of the original tenant... report him to authority! it's illegal to rent a house under your name and then in turn let somebody else rent and live there as well... this is singapore, if they can outsmart people in our country, not here... report them! i really hate this kind of people!:angry:

Exactly, get the police involved and explain the whole situation, so there is a written note with the authorities that you have nothing much to do with this case. That you are just an owner who got played out by your first group of tenants. Also, check with the police/immigration if your first group of tenants are still in Singapore, and get them to solve this situation.......

Its this kind of situation that makes life difficult sometimes for foreigners here as they are all brushed off as 'unreliable', eventhough they got nothing to do with it......there are good and bad in every group.
