Hello Forumers,

I am posting this thread to gather some feedback on Punggol. As many of you have known, it is a very new and vibrant town. Lots of water theame, horse riding etc. From the recent news, the newly launched water town has seen robust take up rate. HDB flats there are not cheap as well. My friend recently got a unit via BTO for $420K (5room). Im not sure if this is the norm price for this area, but I feel it is on the high side. Moreover, the private condo are seling approximately $1000 - $1500 per/sq ft. Higher than some other mature area and it is only 99 years leasehold!

May i ask what is so good about punggol that out of sudden, people are attracted to the area? Water theame or beautiful beaches? Looking from another angle, isnt Pasir Ris offer as much as Punggol with beaches, greenary etc making it a nice place to live in?

I also noticed that prices for Punggol are getting higher than mature estate like Jurong, Bt.Batok, Pasir Ris or even bedok!! Been there a few times and personally i dont find the waterway any attractive.

I know there are alot of Punggol fans out there, please help me understand what I have been missing as I have been living over at West for all my life.

Traditionally people in Sg holds these views:-

1) East = Residences 2) West = Industrial 3) Food in East are aplenty culturally traceable & nice 4) Food choices in the West are meant to fill stomach only , never mind the taste.
5) West has more temporary residents than the East , mainly make up of by students / blue collar workers / Uni Staffs / FTs with S-Pass etc. 6) The East is a piece of ground that holds most of true blue SG

Just my observation , no official static or whatsoever .
 

lakeside prices are rising very very very fast. mine increased by almost 30%? bought at 350kish, now coming 450++ liao. 4 room flat

depends on where they plan to develop.lakeside is an oddity...news of a new business center at this location, house is located vicinity of decent primary sch (rulang), decent IP sch (RV), decent JC (JJC)... near MRT, near the lake, near a lot of childcare centers... (i think around 5-6 in just taman jurong estate, which is a small estate.). near food court (just downstairs), near 2 markets...

so yes. it depends on the location a lot.

For me, im definitely staying over at the west area as im work at Pulau Bukom. Will like to move over to Siglap when I retire, no way Im leaving my job.

So that is like 25 more years to go. Cant say the same for my wife who works in the CBD.

Actually this thread is more on why people chose Punggol. Any thoughts?

People are stupid. That is why.
Because we cannot afford to live in Good Class Bungalow area where some landed property > $25 Million. That is why.
Because last time they told you XXX area is wonderful and stupid people rushed there. Then they tell you YYY area wonderful and stupid people rushed there.
Now they tell you ....... is wonderful and stupid people again rushed there.

Very few people sit still amid all the distracting NOISE and remain very clear what is it they want and why.

At that point of time when I chose Punggol over Jurong - air quality, flats that don't have corridors looking into your living room and very structured road system cos it was flatten and rebuild.

Of course I can give you 101 reasons why not to choose Punggol. ;)
 


Yes, I agree with you. Punggol is really new, vibrant and with good designs.

Like I mentioned earlier, prices are not cheap. My friend bought a unit for $420K recently, premium ones. But no offence here, we are talking about Punggol where its really located at one end of Singapore. But i have to say that it is pretty well connected, but still?

Look at water town, the price is crazy. Yet people just bite the bait at this uncertain time. Or should i say Singaporeans are actually very rich?? Haha~~

my point in sharing the lakeside one is to show the case how such things come and go.

prior to the stuff, lets take out all the niceties they have...

renovated market/foodcourt
no decent IP sch
no sheltered walkways
no plans for development
no jurong lake park (yes it was new. i think less than 3-4 years old)

and many more, prices will still be low.

u never know what plans they have for x zone... chances are, the more ulu it is now, the more it is gonna shoot up like a rocket once they finish using whateva space they have... and punggol will face troubles of being too far, not accessible and overcrowded...

so... yep. just my take.

and the lucky people that buy ulu places now, suffer for perhaps 5-6 years? then new developments come in and price rises again :) sell for profit. and buy another uluzone and earn again wahaha.

Actually apart from young couples who dont really have much choices as most BTO are mostly around the area, i really dont understand why.

Especially those who rushed to water town where i believe they would be spoilt for choices this year.

ok leh. we got earn la. sell tiong at 400ish (3 room flat), buy the lakeside one (4room)... i think something like 7-8 years ago.

so now sell again also will earn :)

ur 150+k is from which year one ar? o.o

$150K is how long ago? My parents bought their 5 room in Bt. Batok for $150K and people are shouting for $600K now!!
Madness!! Of course that is 12 years ago. ;p

another interesting question will be, why new houses? cannot stay with parents meh?

if i have a 4 room flat existing, and say i'm the only child... i am pretty sure i can squeeze my 2 kids 1 wife with my 2 parents, assuming my in-laws don't stay with me lar.

and there is always the choice of 2nd hand houses nearer your parents. larger size too + somemore got discount.

Actually all along before they announce plans at lakeside, i see their potential. Really..
Just din expect they have such ambitious plans.. Hope our economy can really cater to all these

Congrats to you as the early adopter. I believed Punggol has been underdeveloped.
Since their Punggol21 days, till now still no shopping center right? But things are looking very bright~

For those buying HDB flats in Punggol, have you notice that your flats with nice cool green view are built at sites that has plentiful of ground upfront ? In years to come your views will be gone forever as these are land reserved for private condos , yes the sad reality is the best /better scenic land plot are for $$$ rich residents of the future.

Take the waterway for example , alongside it will be condo while the HDB blocks take a back seat.

I foresee a small % of HDB will keep the unblock re-sort like views, the rest ... too bad.

if i get a wife, i'm family oriented. preferably, my in-laws don't fight with my parents, and we all 1 big happy family. i won't mind having all of us staying near each other.
