need some advice on the above. Could experienced users let me know available brands (sigma, tamron, nikon etc) and approx prices? I am not a professional so I will not be able to afford anything in the range of >2000 etc

there's only one that I know off and it's a Sigma 12-24 zoom that costs less than $2k.

Sorry for the semi-OT: but can anybody point me to an image taken at 12mm on a full frame 35mm SLR/DSLR - just curious to see what it actually looks like that wide. Would imagine it to be very difficult to frame a good pic that wide.

There's a couple of choices.
The Nikon 13mm f5.6 AIS lens which can be had on the used market on rare occasions. Gigantic, damned heavy and beautiful lens. Cost anywhere from 7.5~15K USD depending on age and condition. Sigma 12-24mm - Cost new under 2K SGD. Gets good reviews. Have tried it and it works well for what you pay for it. Voightlander/Bresser 12mm f5.6 Heliar AI mount. Not used this lens but it seems to get rave reviews. Cost is around 950 USD.
